We use the strict international passive house standard and methods to assure the quality of the entire design, manufacturing and building process to provide an all-year comfortable indoor climate in our houses with a minimal energy demand. Smart room layout and large window areas provide natural daylight lowering the need for artificial lighting and subsequent electricity demand.
The annual cost of heating in our S53 building across different heating systems is given in the following figure. The calculated energy demand considers the local conditions, orientation, long term Estonian climate data and is based on a typical usage of the residential building. Additional energy cost for domestic appliances, lighting and domestic hot water depends on the actual usage of the residents.

Our goal in Sense is to design and create spaces in our buildings with exceptional Indoor Climate, equally enjoyable by the residents while sleeping, playing and relaxing at home.
We create the stable indoor temperatures by highly insulated and warm building envelope, comfortable ventilation with efficient heat recovery and adding internal mass for moisture and heat accumulation. The special massive clay wall elements (by Clay Processing Services OÜ) help to absorb the excess moisture in the summertime providing cooler feel while releasing the moisture in the wintertime compensating the dryness of the indoor air as much as possible. In addition to clay we use a wide array of natural and non-toxic finishing materials (by Safran OÜ), which is good for both indoor and outdoor environment.
To achieve the high quality and comfortable indoor climate in our buildings we have to work smart and hard. For this we have gathered the best staff from the region and know-how with exceptional products from collaborating companies into our factory near Tartu. This has made it possible to build the first internationally certified passive houses in Estonia.
The design process of a quality approved passive house needs a lot more attentions to the details and most decisions have to be based on numerous calculations to provide optimal solution while maintaining the individual approach to the architectural design suitable for each Client.
During the long years of research and development we have figured out how to achieve exceptional air-tightness in critical junctions and avoid thermal bridging, which has made it possible to produce highly insulated prefabricated timber elements in our factory that are suitable for passive house certification even in our cold climate and are easy to assemble in the building site. These solutions assure the quality and long-term durability of the building envelope from project to project and enable us to achieve the low energy use predicted in the design phase. Each building is measured for airtightness throughout the building process and this has enabled us to achieve average measured airtightness twice as good as in typical passive houses.
